Heated gross floor area

The heated gross floor area (GFA) is the sum of all floor areas of a building that are heated or air-conditioned.

HAMBORNER REIT AG defines the heated gross floor area as the gross floor area (GFA) in accordance with German Industrial Standard 277 (DIN 277), less the floor areas that are not heated or air-conditioned. This applies, for example, to basement areas, external areas and floor areas that are structurally connected to the building but not completely enclosed.

Using the heated gross floor area to calculate the energy intensity of a building provides a standardised basis for comparing the energy efficiency of different properties regardless of their type of use. Accurate recording of the heated gross floor area makes it possible to determine the energy consumption per square metre and to plan and implement measures to increase energy efficiency. Optimisation can be achieved, for example, through better thermal insulation, more efficient heating systems or the use of renewable energies.

Reducing energy consumption in the heated gross floor area makes a significant contribution to sustainability and environmental protection.
