HAMBORNER REIT AG invests further funds from capital increase - Purchase agreement signed for "O3" office property in Cologne
Duisburg, 2 December 2016 - HAMBORNER REIT AG is continuing its growth course. Following the successful conclusion of its capital increase at the end of September and the subsequent signing of the contract for the "DOMI" high street building in the centre of Dortmund, the company signed the purchase agreement for an office property in Cologne. HAMBORNER has therefore promptly invested a further share of the gross issue proceeds of EUR166.5 million.
The state-of-the-art "O3" office property with around 26,500 square metres of rental space is located in a well-connected and established office location in Cologne's Ossendorf district. The main tenant of the property is the telecommunications service provider and cable network operator NetCologne. The average remaining term of leases is around 6.7 years. The purchase price amounts to EUR49.0 million. With annual rental income of EUR2.8 million, the gross initial yield is 5.6%. Transfer of possession is expected to take place in the spring of 2017. The transaction process was managed and implemented on the seller side by Tresono Family Office AG (Cologne) in cooperation with Loschelder Rechtsanwälte (Cologne). The transaction was brokered by BNP Paribas Real Estate (Cologne).
In addition to the signing of the contract for "O3", last month also saw the transfer of possession of the office property in Münster acquired in February 2016. The property in the Loddenheide industrial area - with a rental area of around 3,300 square metres, a purchase price of around EUR6.1 million and a gross initial yield of 6.8% - was purchased as a companion piece to the neighbouring sections acquired in 2009. The total volume of the Deilmann Park property is now around EUR30 million.
