HAMBORNER REIT AG: Portfolio value of around EUR 500 million - Handover of new E-Center in Freiburg

Duisburg, 3 November 2011 - HAMBORNER REIT AG has added a further property to its books. Following a construction phase of around twelve months, the E-Center acquired in Freiburg last year was today - several months earlier than originally planned - declared open in a ceremony by EDEKA, thereby meeting the last requirements for its addition to the HAMBORNER portfolio. An existing EDEKA supermarket at the same location was demolished and replaced by a new building with total usable space of around 4,000 square metres. The property has a gross initial yield of around 7.5%; the lease has a term of 18 years plus options. The seller was EDEKA Grundstücksverwaltungsgesellschaft mbH. The transaction was already notarised on 10 May 2010 with a purchase price of around EUR11.4 million.

The portfolio of HAMBORNER REIT AG therefore currently has a value of around EUR500 million. It also has signed agreements in place for an OBI DIY store in Aachen and the state-of-the-art office property 'NuOffice' in Munich with a total additional volume of approximately EUR55 million. These properties are currently under construction and will be transferred to the company on completion in 2012 and 2013 respectively.

Additionally, the company possesses around 2.4 million m² of undeveloped land, which is mainly located in the north of Duisburg and the neighbouring local authority districts of Dinslaken and Hünxe.
