HAMBORNER REIT AG acquires Neustiftcenter in Passau
Duisburg, 23 December 2016 - HAMBORNER REIT AG is reporting another property transaction shortly before the end of the year, thereby further expanding its portfolio for the future. Following the acquisition of the "DOMI" high street building in the centre of Dortmund and the "O3" office property in Cologne's Ossendorf district in recent weeks, the company has signed the purchase agreement for a retail centre in Passau.
The "Neustiftcenter" is currently being built in the Passau area of the same name, Neustift. After the property is completed, the food retailer REWE will occupy around half of the total rental area of approximately 4,300 square meters. Other units will be leased to tenants including Volksbank, a pharmacy as well as an optician. The weighted term of the leases is around 11.5 years. The purchase price for the property amounts to EUR14.9 million. With annual rental income of around EUR0.9 million, the gross initial yield is 5.8%. The seller is a property company of Meier Bau and Heinz Rosenberger. The purchase price will be paid, and the property transferred to Hamborner, immediately after the property is completed and the tenants move in, which is expected to be in the fourth quarter of 2017. CONSENS GmbH, Munich, brokered the transaction.
Including the Neustiftcenter in Passau, HAMBORNER has signed purchase agreements for seven properties overall with a total investment volume of around EUR240 million in the 2016 financial year.
